Development Schedule
Phase One is comprised of approximately 90 acres of waterfront and inland estates on the windward side of the peninsula. Construction of homes is set to begin in the 2nd quarter of 2006. Ongoing enhancements to the community will take place as lots are sold, with the anticipation of no less than 2 full service resorts locating within the limits of Cerros Sands. A marina operation is planned for Phase One.
Environmental Impact Assessment
The Government of Belize Natural Resources Department in coordination with The Land Utilization Authority determined the size of Cerros Sands and its location in a highly sensitive Marine and Archeological habitat required us to perform this assessment. This document has been completed and signed by Paradise Development and The Government of Belize. This is the guidelines by which Cerros Sands must comply.

Infrastructure
Power - Belize Electricity Ltd has agreed to supply Cerros Sands with Power. Paradise Development Ltd is taking the lead role in supplying power to the Cerros Sands Peninsula. As power is to be run 4 miles many other parcels will also be improved. We are attempting to contact the property owners to include them in this joint venture. The easements necessary for power have been identified and approved. Approximately 2500 feet of road remains to be completed before Belize Electric can begin the installation of power. Many projects in the Caribbean are on Solar. This is truly a great alternative.
Water - A Community Water system has been designed. Two test wells have been drilled. As with most wells in areas near the Caribbean quality is an issue. Most communities catch and contain rainwater.
Waste - Sewer - As determined by the EIA, this community will be on Individual Septic Systems. The cost of this system will vary depending on the size of the structure. Current Cost estimates are $3200.00 US for a 3 Bedroom / 2 Bath home of 1800 square feet.
Telecommunications - Belize Telecommunications Ltd is the privider of these services in Belize and will supply Telephone, Internet and Cable service. Coral Cable may also offer their services to our community.
Roads - Through a cooperative effort over 6 miles of roads have been completed. In Belize we use a Marl Base and a sealant. These have been inspected and approved by the Government of Belize and are of a standard higher than most other roads.
Drainage - Our engineer has calculated a "worse case" scenario. Our culverts have been delivered to the site. Prior to the final grading and sealing of our roads in Phase 1 they will be put in place.
Beach Improvement - This developer has gone beyond the mark to ensure the beaches are the Best of the Best in Northern Belize.
Erosion Control - Once again we have solidified our Beaches and are complying with the EIA.
Security and Access - The development already has natural barriers for privacy, such as water, however additional security measures are being reviewed with Geo-Tech Security of California, USA
Amenities - Cerros Sands first phase has residential home sites and commercial property for a bed and breakfast or small resort, restaurants, boutiques, dive shop, water sport rentals, marine supply, grocery and a hardware store.
